Harcourt Square will be our second cluster
Harcourt Square will be our second cluster, delivering c. 346,000 sq. ft. of office space across two interconnecting buildings in the heart of Dublin’s Traditional Core in early 2026. The design delivers large, flexible floor plates and the configuration of the cores allows divisibility both vertically and horizontally. 91% of the development is pre-let to KPMG. A large town hall space will link the ground floor with the lower ground floor and accommodate an audience of up to 600. The ground floor will offer collaboration workspaces, a wellness/yoga room, and an innovation hub. The lower ground floor will provide canteen facilities for 450 people along with wellness facilities and a gym. The roof terraces, courtyards and roof gardens will provide relaxation and / or exercise space.
Harcourt Square is located on the corner of Harcourt Street and Charlotte Way. Its dual frontage delivers an excellent profile. The external façade on the nine-storey over basement building, will be a combination of Portland stone and full height glazing which will allow natural light penetration and offer views outward across the city in all directions. The open nature of the connecting accommodation stairs in both atria will allow for greater visibility and connectivity.

Clanwilliam Quarter – It's Different
Clanwilliam Quarter is designed to bring the best in global office design, operation and sustainability to Dublin and to build on our experience gained through delivering and managing the Windmill Quarter. It will be a place to inspire colleagues and clients alike.
The eight-storey over-garden level building will provide around 270,000 sq. ft. of offices. Typical floorplates will be 35,000 sq. ft. and easily subdivisible. The building designed around two central courtyards, maximising daylight and enhancing its flexibility and adaptability.
The entrance will feature a triple-height social hub area (20,000 sq. Ft.), which will invite creativity, collaboration, and community. It will also provide a mix of food and beverage services along with wellness and gym space for all potential occupiers. Another key part of the scheme is 12,000 sq. ft. of retail space, to maximise the services available to any potential occupier.
