Observatory

The Observatory was acquired by Hibernia in 2014 and is part of our Windmill Quarter cluster of buildings, located in Dublin’s South Docks. The building comprises 85,000 Sq. Ft of office space, fronting the River Liffey, which was extensively refurbished in 2025 including upgrades to the façade, main entrance, reception areas, lift lobbies, bathrooms and added new best in class end of trip facilities. 

Sustainability was central to the refurbishment, with the building repositioned to be 100% electric, featuring a new heat pumps system, demand control ventilation, 75 solar panels on the roof, enhanced green terrace spaces, and optimised building management systems. The building is targeting LEED Gold Operations and Maintenance certification.

The Observatory is multi-let, with occupiers including Riot Games, Global Payments and Shutterstock. The penthouse 4th (6,055 Sq. Ft) and 5th (11,628 Sq. Ft) floors, totalling 17,683 Sq. Ft of office space, with 9,800Sq.Ft of terraces is currently available to let.
